Long-drawn-out property deal paves way for construction in Aalborg

 

HaugaardBraad advised the trade union FOA Nordjylland and the private limited company Østerbro 103 ApS in connection with the sale of two properties in the Østerbro district of Aalborg, a complex and long-drawn-out process that will allow construction of a new government office building on the site.

Initiated in the summer of 2022 and completed in April 2025, the sale was a complex process involving several parties, and a number of practical and legal aspects had to be taken into consideration, including planning and implementation of the demolition of FOA Nordjylland buildings in preparation for the handover.

 

The transaction as a whole was structured as a joint property conveyance to the Danish Building and Property Development Agency of both FOA Nordjylland’s previous domicile (at the address of Østerbro 97A) and a smaller adjacent plot, owned by Østerbro 103 ApS. The transaction required close coordination between the two sellers and a clear legal framework for the future construction process.

 

The Danish Building and Property Development Agency are planning to construct a 15-20,000 m2 office building as part of its plan to consolidate the location of government workplaces in Aalborg.

 

Concurrently with the sale, we assisted FOA Nordjylland with the purchase of a new head office building at the address of Rendsburggade 6 while also ensuring a smooth transition to a new working environment.
